We provide technical architectural drawings for Planning Submissions and Building Control approval. With every project, we work to the brief given by the client, but also provide some alternative options for consideration, as part of our standard service.
We also submit all planning applications as part of our service and act as the clients agent for the duration of the project. This means the client does not have to deal with the local planning authority at any stage of the project.
Additionally, we work directly with approved building inspectors and structural engineers, who check our drawings to ensure they are in accordance with the latest building regulations.
Sometimes it can be difficult to picture how best to maximize the space in an extension or if re-configuring an existing layout. This is why we can provide initial concept sketches and layouts which will give the client a better understanding of what is achievable.
Pre Application Submission
When a proposal is more complex, it is often a good idea to submit some initial concept drawings for advice from a planning officer. Some local planning authorities charge for this service, however it mitigates the risk of a planning application being refused and the client wasting money.
As part of our standard service, we provide all the relevant documentation required for a planning submission. We also act as the clients agent and liaise with the local planning authority directly for the duration of the project.
Building Regs Drawings
If planning permission is required for your development, this needs to be obtained prior to starting Building Regulation (Construction) drawings. If a project can be carried out under permitted development rights, then Building Regulation drawings are the only drawings you will require. The construction drawings that we provide are signed off by a local approved inspector who checks to ensure they comply with the latest building regulations, and they can also be issued to builders / trades for quotation purposes.
